Schwanenwall 11 in Dortmund is in a prominent location that is visible, accessible and prestigious at the same time. With the vision of transforming this building into a prototype project for circular urban development, existing values are to be strengthened and complemented by future-oriented measures. The aim is to create a sustainable, biodiverse and socially activating building that integrates harmoniously into the urban fabric and sets new standards for the transformation of urban architecture.
The transformation of Schwanenwall 11 focusses on resource conservation, energy efficiency and timeless design. The existing building will not be replaced, but carefully adapted to strengthen its presence in the cityscape. With new uses and design measures, the building will be opened up more to the city's population and offer far more than just office space. A lively urban building block will be created that responds flexibly to the needs of different user groups.
A key approach to the transformation lies in opening up the ground floor. A semi-public space is being created here with restaurants, mobility options and social facilities such as a daycare centre. New design elements, such as planted areas and seating, lower the barriers between inside and outside. A mobility hub promotes sustainable mobility with e-scooters, bicycles and cargo bikes. At the same time, the building is brought to life over longer periods of time, giving it a sense of security and vibrancy even after office hours.
Extensive green roofs, green façade landscapes and conservatories make the building an ecological role model. The measures not only improve the quality of stay, but also contribute to the microclimate. Plants and insects find new habitats, while greened recesses provide natural views and additional daylight in the interior spaces.
The façade of Schwanenwall 11 is being reinterpreted while retaining the original natural stone. The reuse and redesign creates a solid natural stone façade shell and new, vertically line-split elements that emphasise the value of the material. Subtle colour concepts and the integration of sun protection elements in shades of green reinforce the visual presence and combine the contemporary with sustainability.
The roof is fitted with solar panels and extensive greenery, supplemented by PVT modules and an air-to-water heat pump. These measures contribute to the building's energy self-sufficiency and emphasise its exemplary character.
Schwanenwall 11 is being designed as a symbol of a new, circular building that combines ecological, social and design aspects. With innovative workspaces, new meeting areas and a wide range of uses, the building will become a lively part of the city of Dortmund that makes responsibility and progress visible.
